FAQ Spotlight: What You Need to Know About – Insulation and Noise Reduction at City Gardens August 25, 2025

When choosing a new home, especially in a vibrant downtown community like City Gardens, comfort and a sense of security are top priorities. One of the biggest questions potential buyers often ask is about noise: how much sound will travel between suites, and what is being done to ensure a quiet, restful living environment?

We spoke with Patrick Brown, Site Supervisor at City Gardens, who shared expert insights on how insulation and building design work together to reduce noise transfer and create a calm and connected neighbourhood for residents.

Q1: How is noise transfer between suites being addressed?

  •  To minimize noise transfer, the construction team uses double walls with staggered studs paired with acoustical batt insulation. This wall assembly also includes a 1-inch air gap that significantly blocks sound from passing through, helping keep your home serene and private.

Q2: What is the concrete thickness between floors and walls?

  • Concrete plays a key role in soundproofing at City Gardens. The floors between suites are built with a solid 8.5-inch concrete slab, providing excellent sound insulation from footsteps and everyday noise. The main concrete walls, called the “core” of the building, are even thicker—ranging from 18 to 24 inches—to provide structural strength and further reduce sound transfer.

Q3: What additional strategies are in place to support noise reduction and happy neighbours?

  • Beyond walls and concrete, several proven techniques are incorporated for quiet living:
  • Acoustical caulking is applied at the top and bottom of all wall plates to seal any gaps where sound could travel.
  • Acoustical batt insulation is installed throughout, ensuring consistent noise dampening.
  • Wall assembly details are carefully followed, adhering to tested standards approved across British Columbia.
  • Ceilings within units are dropped slightly from the underside of the concrete slab, creating an additional buffer against noise between floors.

Soundproofing by design is just one way City Gardens is crafting a home that balances dynamic city living with the peaceful retreat you deserve.
